How ignoring the Cape Town hype and thinking outside the box led me to a R21,000/month ($1,095) rental gem!

When I started The Yachting Investor- I promised unconditional transparency about all my personal deals and affairs. I do this for 2 reasons:

Cape Town is beautiful—and profitable.
I own two properties there, both of which are now cash flow positive.
But it took time.
Yields were tight in the beginning, and prices are often inflated due to high demand and limited supply.
That’s what pushed me to look elsewhere.
And Pretoria delivered.
The Numbers
I bought an apartment in Pretoria for R1,750,000 ($91,300).
I put down a 10% deposit—R175,000 ($9,130).
My mortgage rate is prime minus 1.48%, currently at 9.52%.
My monthly repayment is R16,460.51 ($859), with R13,079.49 ($682) going toward interest.
The tenant?
The Japanese ambassador.
Backed by a 2-year lease with the Japanese government.
They pay R21,000/month ($1,095)—always on time.
They even pay for private security outside the building, which benefits everyone in the block.
Ongoing costs:
Levies: R1,500 ($78)
Rates & Taxes: R500 ($26)
My monthly net cash flow is around R2,540 ($132).
That either goes toward extra bond payments or savings for the next deal.
Why Pretoria?
Pretoria is home to dozens of embassies and diplomats.
Stable, professional tenants with long leases and minimal hassle.
These kinds of renters aren’t price sensitive—they’re quality sensitive.
And they bring neighbourhood benefits like enhanced security and well-kept buildings.
Deals like this exist.
You just have to look beyond the usual spots.

I only put down R175,000 ($9,130).
And now I control a R1.75 million ($91,300) asset.
Every month, my tenant pays off the loan.
And I make a monthly profit while I wait for appreciation and rent growth.
